Reservation and Cancellation Terms
The reservation is confirmed once the customer has paid for the reservation or a reservation deposit (25%) of the weekly rents from the rental price. If the rental period is less than a month, the entire rental price must be paid at once. Rental periods shorter than a week are paid in one payment.
If the customer does not make the payment on time, the landlord may cancel the reservation without separate notice.
Rental Periods
In summer, weeks 25-35, the minimum rental period is one week, with changeover days on Friday or Saturday. For weeks 1-24 and 36-52, the minimum rental period is 2 days. The minimum rental period for the Rock Cabin is 2 days throughout the year. Check-in time is at 4:00 PM and check-out time is at 12:00 PM. Other times must be arranged separately in advance. Special rates and booking periods apply for Christmas, New Year, and Midsummer.
Reservation Cancellation and Modification
Cancellation must always be done via email. Cancellation is considered to have occurred at the moment the cancellation notice is received. Failure to pay the bill is not considered a cancellation; cancellation must be made in writing.
Long-term rentals lasting five days or more: If the customer cancels the reservation, the deposit portion (weekly rent, 25% of the rental price) will not be refunded. If the cancellation is made by the landlord, then all payments will be refunded.
If a weekly booking is cancelled later than 28 days before the start of the rental, the payments made by the customer will not be refunded. If the cottage is rented to another customer due to the cancellation, the rent will be refunded to the extent that rent is collected from the new customer. The prepayment will not be refunded.
Short-term rental: If the customer cancels the reservation at least 28 days before the start of the rental, the full rental amount will be refunded. If the customer cancels at least 8 days before the start, 75% of the payment will be refunded. Short-term rentals refer to 1-4 night stays.
If the reason for cancellation is the renter's illness or the death of a close relative, all payments will be refunded. A written doctor's certificate is required.
Landlord's Right to Cancel the Reservation
In case of force majeure, the landlord may cancel the reservation. In this case, the customer is entitled to a full refund of the paid amount. If the reservation has to be interrupted due to disturbances caused by the customer, no refunds will be made.
Other Services
We are happy to collaborate with local services and offer them to our guests. However, we are not responsible for the information or availability of other public services during the holiday.
Staying at the Cabins
The cabin and its keys are handed over to the customer in the manner previously agreed upon at the estimated arrival time provided by the customer.
The rent includes the right to use the booked holiday destination for the reserved period. Normal living energy costs, firewood, furniture, cooking and dining utensils, cutlery, mattresses, blankets, and pillows are included in the price.
Cabin rental includes:
Normal living expenses in a fully furnished cabin, firewood, kitchen and dining utensils, and cleaning agents, cleaning tools.
The rent includes the use of a rowboat and life jackets.
A starter pack of toilet paper for at least the weekend and napkins/serviettes are included in the rent.
For long-term rentals of one week or longer, toilet and kitchen papers and spices are not included in the rent.
The final cleaning fee according to the price list is added to the rent unless otherwise agreed about the cleaning.
Big Villa: Linen and towels are not included in the rent. Charges can be found in the price list, or guests can bring their own linen and towels. This must be agreed upon well in advance.
Log Cabin and Rock Cabin: Linen sets and towels are included in the rent.
The property can be used by no more than the number of persons stated in the description of the holiday destination as the number of beds or agreed upon when booking the property. Pre-arrangement is required for parties and other events where the number of people at the holiday destination temporarily exceeds the limit.
The use of tents and caravans on the property and the use of one's own boat or outboard motor must be arranged in advance.
Smoking and burning candles are prohibited in all indoor areas of the holiday destination. Making an open fire on the property is forbidden.
Pets
Big Villa: Bringing pets is prohibited (allergy-free). A recommended pet care facility is available nearby if needed.
Log Cabin and Rock Cabin: Small pets are welcome. Please always inform us about pets in advance, thank you.

Customer Obligations and Property Handover on Departure Day
The customer must hand over the cabin and its keys by 12:00 PM on the departure day. We hope the customer will inform us of their departure time. Special schedules can be arranged in advance where possible.
The customer is responsible for any damage they cause. Any damage caused must be reported immediately. The customer is obliged to compensate for any damage they cause.
The cabin and its surroundings must be left in the same clean condition as they were upon arrival. Basic cleaning includes: dishes washed and put away/dishwasher emptied, trash taken to the bin, metal and glass taken to their designated recycling bins, and organic waste to the composter. Carpets and floors must be vacuumed. The yard and grill area must be left tidy.
The customer is responsible for any additional cleaning costs if the basic cleaning has not been performed or has been performed inadequately. In such cases, a minimum additional cleaning fee according to the price list will be charged. The need is justified with photos.
Force Majeure
The landlord is not responsible for any damage to the customer caused by an unforeseeable force majeure (e.g., power outages or natural phenomena) that was not caused by the landlord and whose consequences the landlord could not reasonably have prevented.
Remarks and Complaints
It's important to us that you enjoy your stay. We welcome suggestions for improvement so we can offer you a relaxing holiday at our cabins by Lake Saimaa. Please report any holiday-related remarks promptly as they arise and during the reservation directly to the landlord, thank you.
Applicable Law and Jurisdiction
Disputes arising from agreements are always first sought to be resolved through mutual negotiations. If an agreement cannot be reached through negotiations, disputes will be settled in the District Court of South Karelia. Finnish law applies to the agreement.
Renter's Responsibility
The landlord is not financially or legally responsible for any issues caused by the renter's own actions.
By paying the rent, the tenant accepts these terms.
When you wish to make a reservation, please always notify us in writing through the booking system or by email with your contact information. We will send you a payment agreement. The reservation is confirmed once the reservation fee or the entire rent is paid.
